Discreet Edwardian Meets its Modern Maker, Goes to Heaven, Asks $7.495M

If you pass by too quickly, 3481 Washington Street looks like just another crisply-manicured Presidio Heights Edwardian. Not so fast. The 3-bed, 4.5-bath house came on the market late last week, asking $7,495,000 and inside, well, it's just not your great grand-aunt's house anymore. It takes a lot of steel to hold up 4.5 marble bathrooms, and with a permit history as long as your arm, it's been entirely reinvented. We're impressed by the translucent glass wall in the central foyer, letting light into what is usually a dark space, and the once-formal rooms are now open and loft-like. Upstairs is another wall of glass, a second living room, two bedrooms, and two more marble baths- one of which has a glass-enclosed "wet room" and on the top floor, the attic's been become a luxurious suite with a terrace looking out towards the Golden Gate Bridge.
Outside the kitchen, the small garden has been remade with sculptural retaining walls of poured-in-place concrete, a fountain, fireplace, and built-in grill. And on the ground floor, the (almost) obligatory home theater and wine storage along with a one-car garage.

The extensive remodel took place over more than two years, with the current owner having bought the house at the end of the previous owner's renovation. And then did it again. As with previous projects, Sotheby's micro-brokerage Teed-Haze guided the second phase of this house with an eye to its eventual resale.
