Vintage Campbell & Wong With View, $1.475M

This lovely Campbell & Wong in Mill Valley came on the market yesterday- a trust sale, asking $1,475,000 for the 3-bed, 2-bath from 1957. Oriented towards a spectacular view of San Francisco framed by old cypresses in a garden designed by Garrett Eckbo, it's typical of the delicate post-and-beam houses the firm was doing at the time. While loving the original surfaces and Heath tiles around the fireplace, a friend emailed us demanding "why is this house so cheap?" Sadly, like so many trust sales, it seems to have had some deferred maintenance, with a disclosure report indicating issues like wood rot, water intrusions, and infestations. But hey, no mold, and purists won't have to worry about ripping out someone else's crappy "updates" or "Tuscan" kitchen. For Mid-Century fans and architecture collectors, worth a look- the house is open Sunday, February 21st from 1:00pm to 4:pm.
