It's been about ten months since we visited the entire Sunset district to find you the 10 least expensive properties for sale in the Sunset. And more recently in June we narrowed it down and showed you the ten least expensive properties for sale in the Inner Sunset. This week, we'll be revisiting the entire district. Last time around prices ranged from $320,000 to $499,000. This time the range is $281,000 to $599,000. Boundaries are above and set by the realtors. As always, we didn't include any home that's currently in contract. Let's get this party started!

Size: 2-bed, 2-bath, 807 sq. ft.
Price per square foot: $742
The skinny: This is a single-family home in what could be described as the Inner Parkside neighborhood. Unfortunately the listing only has one photo (shown to your right), so we have no idea what state the interiors are in. We know that there's a "room and full bath downstairs" that's unwarranted, updated kitchen and bathrooms, refinished hardwood floors and a "low maintenance backyard." It's been on the market 24 days.

Size: 2-bed, 1-bath, 900 sq. ft.
Price per square foot: $644
The skinny: Like the listing above, this single-family home only shows photos of the exterior, which, frankly, could use a little work. This is a one-story home that's tenant occupied. The tenant is currently paying $1,900 per month. It's been on the market for 14 days.

Asking price: $567,000
Size: 2-bed, 2-bath, 1,340 sq. ft.
Price per square foot: $423
The skinny: This single-family home needs a bit of work, but mostly on the inside, the exterior is just fine. The backyard is an overgrown but a manageable mess.
7) 2195 42nd Avenue

Size: 3-bed, 1-bath, 1,214 sq. ft.
Price per square foot: $460
The skinny: This is an adorable single-family home on the corner of 42nd and Rivera in the Outer Parkside neighborhood. It has some major curb appeal. There's mention of a "1 bedroom 1 bath & kitchenette" downstairs, which we're assuming is unwarranted. It also says that there's a tenant in either the main home or the inlaw that's currently paying $1,765 per month.
6) 1685 19th Avenue
Asking price: $543,801
Size: 3-bed, 2-bath, 1,920 sq. ft.
Price per square foot: $283
The skinny: This is a below market rate unit in the Central Sunset. That means that you must be a first time homebuyer & income eligible. This is what it takes to qualify for a below market rate condo. The unit's been on the market for 67 days.
5) 3730 Quintara Street
Asking price: $539,000
Size: 2-bed, 1-bath, 1,209 sq. ft.
Price per square foot: $446
The skinny: "This rare and stately Rousseau-style Outer-Parkside home, just steps from the beach and Great Highway bike/walking path, is ready for a new owner's finishing touches." Yeah, no joke. The interiors are a mess, especially the kitchen, which has no appliances and will require a complete remodel. There's also weird stains on a lot of the floors and walls, which we think might be water damage. The backyard's huge and full of weeds. This is a fixer-upper that we'd love to take on. It's got great bones. It's been on the market 10 days.
4) 1509 29th Avenue

Size: 2-bed, 1-bath, 1,263 sq. ft.
Price per square foot: $396
The skinny: There's only one photo, and it's to the right. The listing tells us that this is a tenancy in common duplex in the Central Sunset. The buying process for tenancies in common is different from a normal condo or townhouse sale. Please consult your real estate agent. The listing tells us that the kitchen's been remodeled with "newer cabinets and rich granite counter tops." One car garage comes with the unit. There's no mention of HOA dues. This unit's been on the market for 194 days.

The skinny: This is a tenancy in common in a 3-unit building. It's on 48th Avenue, so you're just one block from the ocean. The interiors are beautiful. Monthly HOA dues are $200 and there's 1-car parking. It's been on the market 38 days.

The skinny: This condo in the Outer Parkside neighborhood is a "beach lover's dream." It's a bright northeast corner unit with a recently remodeled kitchen. There's an elevator and coin operated laundry in the building. Monthly HOA dues are $530 and there's 1-car parking in the garage. This unit's been on the market 33 days.
