The Ten Least Expensive Properties for Sale in SoMa

New, 1 comment

This week we're heading across Market Street and sharing the ten least expensive properties for sale in SoMa. Boundaries are above and are set by the realtors. Within SoMa's boundaries is a microhood named Yerba Buena, and we'll be showing listings in that area as well. As always, we didn't include any property that's currently in contract. A friendly reminder: read our fine print, as the bulk of these abodes have strings attached.

10) 821 Folsom Street, #821
Asking price: $599,000
Size: 1-bed, 1-bath, 717 sq. ft. condo
Price per square foot: $835
The skinny: This is an FHA approved building in the Shipley Square Complex. The unit itself features bamboo floors, closet built-ins, high ceilings and a washer and dryer. There's a "fabulous" common outdoor entertaining area. Monthly HOA dues are $420 and there's 1-car parking in the garage. This unit's been on the market for 7 days.

9) 1233 Howard Street, Unit 3B

Size: 1-bed, 2-bath, 946 sq. ft. condo

There's also a washer and dryer. Building amenities include common areas and a roof deck. Monthly HOA dues are $419 and there's 1-car parking in the garage. The unit's been on the market 32 days.

8) 645 Natoma Street, Unit A
Asking price: $599,000
Size: 2-bed, 1-bath, unlisted square footage, TIC
Price per square foot: Unavailable
The skinny: This is a tenancy in common apartment in a 3-unit building. The buying process for tenancies in common is different from a normal condo or townhouse sale. Talk to your realtor to make sure they're familiar with the buying process before you fall in love with this place. Fun fact: this unit was actually featured on HGTV's House Hunters show. Unit highlights include beautiful hardwood flooring and an in-unit washer and dryer. There's a shared garden and large storage area. There's two other flats available in the building. Monthly HOA dues are $210 and there's 1-car parking if you want to shell out $225 a month. This unit's been on the market for 45 days.

7) 829 Folsom Street, #204
Asking price: $599,000
Size: 1-bed, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This condo's been on the market for 101 days, but only because it was in contract for a good chunk of that. This is a newly constructed building (2010) so all the finishes still have that shiny and new feeling. Condo highlights include a sleek yet compact kitchen and floor-to-ceiling windows. Building amenities include a swank roof deck. Monthly HOA dues are $525 and there's 1-car parking in the garage.

6) 647 Natoma Street
Asking price: $579,000
Size: 3-bed, 1-bath, unlisted square footage TIC
Price per square foot: Unavailable
The skinny: This is another TIC in the same building as #8. While it does say it's a three bedroom, we could argue that one of the bedrooms would be better suited for a home office or nursery, as it's quite tiny. Monthly HOA dues are $210 and there's 1-car leased parking if you want to shell out $225 per month. This unit's been on the market for 45 days.

5) 300 3rd Street, #1105
Asking price: $575,000
Size: 1-bed, 1-bath, 807 sq. ft. condo
Price per square foot: $713
The skinny: This is a unit with floor-to-ceiling wraparound windows, which we're seriously swooning over. Another condo highlight is that there's in-unit laundry. Building amenities include a doorman and an on-site Club One gym, but you have to pay the membership fee. Monthly HOA dues are $517 and there's 1-car parking in the garage if you want to shell out $265 per month. This unit's been on the market 13 days.

4) 175 Russ Street, #6
Asking price: $565,000
Size: 1-bed, 1.5-bath, 791 sq. ft. condo
Price per square foot: $714
The skinny: This is a bright and spacious loft in the Russ Street Lofts in an alley off Howard. Loft highlights include a large and private outdoor patio and in-unit laundry. Building highlights include a roof deck. The live/work zoning is a special restricted zoning that allows for different uses. Monthly HOA dues are $322 and there's 1-car parking in the garage. This unit's been on the market for 95 days.

3) 855 Folsom Street, #941
Asking price: $320,968
Size: 0-bed, 1-bath, 503 sq. ft. condo
Price per square foot: $638
The skinny: This is a below market rate condo. That means there are income requirements with the Mayor's Office of Housing. You have to jump through hoops to qualify for BMRs, read all about it here. This is Stanley Saitowitz-designed building that's won a ton of awards. It looks like the studio has put up some partitions to separate the living area from the sleeping area. Monthly HOA dues are $371 and there's no mention of parking. This unit's been on the market for 56 days.

2) 258 Shipley Street, #1
Asking price: $318,000
Size: 1-bed, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This is a TIC in a 4-unit building. It's a very tiny unit but the common areas are open so it appears semi-spacious. The kitchen and bath were recently remodeled. There's a large separate and exclusive use storage room and direct access to the common backyard. Monthly HOA dues are $250 and there's no mention of parking. The unit's been on the market 25 days.
