It's been about six months since we revisited Noe Valley, one of San Francisco's hottest neighborhoods to buy residential real estate in. The last time we checked in the ten least expensive properties ranged from $559K to $1.295M. All have sold, and most for over asking. We suspect the same will happen with this list, which is full of TIC properties and fixer-uppers. Here now, the ten least expensive homes in Noe Valley. All the homes listed are up for grabs, meaning we didn't include any property that's in contract. Neighborhood boundaries are above. Let's get this party started.
10) 4217 25th Street
Asking price: $1,195,000
Size: 3-bed, 2-bath, 1,500 sq. ft. condo
Price per square foot: $797
The skinny: This is a full floor condo on the top floor of a 2-unit building. There's a working fireplace in the living room. Property highlights include a shared garden and onsite laundry. Monthly HOA dues are unlisted and there's 1-car parking in the garage. Unfortunately this property does not allow pets.
9) 1282 Church Street
Asking price: $1,195,000
Size: 3-bed, 2-bath, 1,550 sq. ft. penthouse
Price per square foot: $771
The skinny: Let's get the "ugh" news out of the way: this unit's a TIC. Consult your realtor if you're not familiar with tenancy in common properties, as the buying process is different from a normal condo or townhouse sale. That said, this penthouse is incredibly slick. It's perfect if you enjoy entertaining. There's also an outdoor shower on what we assume is the roof. Another bummer: this unit's tenant occupied on a month-to-month lease and they're paying $5,250 per month. Monthly HOA dues aren't listed and there's 1-car parking in the garage.
8) 972 Dolores, Unit C

Size: 3-bed, 2-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This is a TIC property in a 4-unit building. It was completely renovated in March of 2011. Edwardian facade, sleek and sexy contemporary finishes on the inside. there's a private deck. There's also a shared patio. Monthly HOA dues are $250 and there's 1-car parking in the garage.
7) 4488 24th Street
Asking price: $998,000
Size: 3-bed, 2-bath, 1,162 sq. ft. single-family home
Price per square foot: $859
The skinny: This is a cute Noe Valley property that's being described as a cottage. It has 3 small decks and a garden. It's been "lovingly maintained." There's also a "newer kitchen." There's at least 1-car parking in the garage.
6) 27 Day Street
Asking price: $995,000
Size: 2-bed, 1-bath, 1,362 sq. ft. single-family home
Price per square foot: $731
The skinny: This Stick Victorian was built in 1880. The facade is original and the interior has an abundance of period detailing. The listing tells us that "the additional family room could function as a 3rd bedroom." There's a wood-burning fireplace. 2-car tandem parking.
5) 4147 26th Street
Asking price: $949,000
Size: 1-bed, 1-bath, 1,755 sq. ft. single-family home
Price per square foot: $541
The skinny: This is a fixer-upper. It's "PERFECT for Developers (RH2 LOT)," so we're thinking a major renovation will start as soon as someone writes a check for this place and submits the paperwork down at the Planning Department. Tax records show that the lot is over 2,800 sq. ft.
4) 3748 Cesar Chavez
Asking price: $925,000
Size: 2-bed, 1-bath, 1,025 sq. ft. single-family home
Price per square foot: $902
The skinny: This is a 2-story home with a 2-bed apartment on the lower level. "The legal status is unknown." Yikes. We're under the impression that there is no parking.
3) 457 Valley Street
Asking price: $875,000
Size: 2-bed, 1-bath, 966 sq. ft. single-family home
Price per square foot: $906
The skinny: Don't let its exterior fool you, this is a major fixer-upper. There's also an unwarranted 2 bedroom apartment somewhere in the property. The basement could be developed. This place needs a ton of work. We're also unsure if there's parking.
2) 226 27th Street, #7
Asking price: $499,000
Size: 2-bed, 1-bath, TIC
Price per square foot: Unlisted
The skinny: This is a fully remodeled two bedroom TIC in a 10-uint building. There's a shared garden patio. The unit itself is pretty slick, and we're seriously loving the contemporary kitchen. Monthly HOA dues are $410 and there's 1-car parking in the garage.
