The 10 Least Expensive Properties For Sale in the Sunset

Today we'll be taking a look at the cheapest residential real estate in the Sunset District. We combed the listings to find you the least expensive houses and condos currently for sale on the MLS. All of the homes below are up for grabs, meaning we didn't include any listing that has a sale that's currently pending. Boundaries are Lincoln Way to Sloat Boulevard and Great Highway to, well?. a few blocks of Stanyan and then cutting around Forest Knoll, Laguna Honda and Saint Francis Wood. Without further ado, the Sunset District's 10 cheapest abodes.

10) 1518 19th Avenue
Asking price: $499,000
Price per square foot: $294
Square feet: 1,700
The skinny: Let's get the headache out of the way: This property is a TIC. There is, however, only one other unit in the building. This particular unit takes up the top floor of the building and has three bedrooms and two bathrooms. There's 2-car parking in the garage.

9) 2542 39th Avenue
Asking price: $490,000
Price per square foot: $612
Square feet: 800
The skinny: This charming abode could technically be in Outer Parkside, so squabble amongst yourselves in the comments. The listing states that the 2-bed, 1-bath home was "updated and remodeled in 2004 by the precious owner who was an architect." We should also point out that these listing photos are the same ones used in 2004, but the tells us that "the house looks pretty much the same." There's 1-car parking in the garage.

8) 1680 19th Avenue
Asking price: $489,900
Price per square foot: $408
Square feet: 1,200
The skinny: This 2-bed, 1-bath home is "clean but needs updating." This is our kind of fixer-upper. The backyard, which is two-levels, could become quite nice with a decent amount of change and some time off from work. We're also seriously digging the tunnel entry.

7) 2760 19th Avenue, #12
Asking price: $489,000
Price per square foot: $394
Square feet: 1,240
The skinny: This 2-bed, 2-bath condo is directly across the road from Stern Grove, so there's that. Monthly HOA dues are a surprisingly high $623.91 and there's 1-car parking.

6) 1890 48th Avenue
Asking price: $486,000
Price per square foot: $608
Square feet: 800
The skinny: It's hard to give up the deets on this 2-bed, 1-bath home because unfortunately the listing only has one photo. The property is currently tenant-occupied.

5) 2090 Great Highway, #305
Asking price: $468,000
Price per square foot: $622
Square feet: 752
The skinny: We apologize for the lack of a photo. The listing only has a few, and they're too tiny to share here. Tis is a 1-bed, 1-bath unit that has a very confusing listing. Firstly, this property is not "in the heart of San Francisco." We also don't agree that it's "resort living." Anyway, monthly HOA dues are $468 and there's 1-car parking in the garage.

4) 1580 La Playa, #4
Asking price: $449,000
Price per square foot: $259

The skinny: This 3-bed, 3-bath condo is having a really, really tough time finding a buyer. It first hit the market in August of 2008 with an asking price of $680,000. Then came the price changes and the delistings and the relistings. There's 1-car parking in the garage and monthly HOA dues are $340.

3) 1520 19th Avenue
Asking price: $399,000
Price per square foot: $266
Square feet: 1,500
The skinny: This 2-bed, 2-bath is a TIC in a 2-unit building. Moving on? it's absolutely gorgeous. Property highlights include intricate and well maintained parquet flooring, granite and stainless steel in the kitchen, balcony off of kitchen which is perfect for grilling and a shared backyard. Monthly HOA dues are unlisted and there's 1-car parking in the garage.

2) 1670 46th Avenue
Asking price: $399,000
Price per square foot: $526
Square feet: 759
The skinny: It's hard to know what the deal is with this 1-bed, 1-bath home. There's only a few photos of the exterior and the listing is brief. The listing states that it's a "cute detached home all on one level within walking distance to Ocean Beach and Golden Gate Park. Deep backyard. Big basement. Vacant."

1) 3868 Noriega Street
Asking price: $320,000
Price per square foot: $194
Square feet: 1,652
The skinny: This 2-bed, 2-bath condo is flagged as a short sale. There's monthly HOA dues of $100 and there's no parking. Judging by the exterior photo, the condo is located above a baking company. Not a bad aroma to have lingering around.
