The Hamilton in the Tenderloin is quickly becoming one of our favorite residential towers in the city. The art deco hotel-turned-apartment-building houses some of the most creative condos currently for sale. It's also an attractive building for first-time homebuyers and non-millionaires because the bulk of its units (its penthouse is currently for sale for $5,800,000) are studios or tiny one bedrooms in the 200K-300K range. Unit 412 is a spacious 520 square foot studio on the fourth floor. Asking price? $239,000, or $460 a square foot. What we love: It features an alcove sleeping area, so your bed won't awkwardly become the focal point of the room; the kitchen, which could and should be described as "fabulous." What worries us: The interiors of this place are so specific, that we think potential buyers will have a hard time visioning it as their own. While we absolutely adore the purple and green lacquer kitchen, it'll be costly to change it if it's not your thing. Dear readers, do you think this studio will catch a buyer? Monthly HOA dues are $402.07 and there's leased parking available for $250.
