We're showing properties between Broadway and California and Van Ness and Stockton. Let's get this party started!

The skinny: The Montaire is one of Nob Hill's nicest small luxury buildings (and newest - it was built in 1991). Described as a "sumptuous pied-à-terre," this 3rd floor unit features a wood-burning fireplace, marble bath, granite and stainless steel kitchen, and an extra large storage area that's equipped as a pantry and wine cellar. Monthly HOA dues are $1,189.10 and there's 1-car parking in the garage.

The skinny: This is the first of three units in this building that will be on this list. Unfortunately all three listings only have a photo of the exterior, so we have no idea what condition the interiors are in. We should also point out that this is a TIC in a 3-unit building. There's no mention of parking or HOA dues.

The skinny: This is the third unit in the 3-unit building mentioned above. It has the exact same listing details as the other properties in the building. TIC. No mention of parking or HOA dues.

The skinny: Unfortunately this listing doesn't have a single photo (we lifted the screenshot to the right from Google). The listing tells us that it's a ground floor unit that has all sorts of fancy bells and whistles that we would really only appreciate if we could see photos of the interiors. Perhaps that's why this condo hasn't had an offer an entire year? Monthly HOA dues are $618 and there's 1-car parking in the garage.
5) 120 Joice Street, #301

The skinny: This 1-bed, 1-bath condo just took a price chop of $30,000, even though it's only been on the market for two months. What's that usually mean? Motivated seller. Joice is a skinny street that doesn't get a lot of traffic, which means it's pretty quiet. There's new hardwood flooring in the common areas. Monthly hOA dues are $308 and there's 1-car parking in the garage.

The skinny: It's another unit without photos at 1350 California! The only difference is that this one has been on the market for 567 days without a single offer. Monthly HOA dues are $573 and there's 1-car parking in the garage.
