The 10 Least Expensive Properties For Sale On Nob Hill

New, 2 comments

This week we're picking through the listings to bring you the cheapest residential real estate on Nob Hill. All the homes we're sharing are up for grabs, meaning we didn't include any listing that has a sale that's currently pending. We're showing properties between Broadway and California and Van Ness and Stockton. Let's get this party started!

10) 1340 Clay Street, #302
Asking price: $699,000
Size: 1-bed, 1-bath; 1,030 square feet
Price per square foot: $679
The skinny: The Montaire is one of Nob Hill's nicest small luxury buildings (and newest - it was built in 1991). Described as a "sumptuous pied-à-terre," this 3rd floor unit features a wood-burning fireplace, marble bath, granite and stainless steel kitchen, and an extra large storage area that's equipped as a pantry and wine cellar. Monthly HOA dues are $1,189.10 and there's 1-car parking in the garage.

9) 1070 Washington Street
Asking price: $699,000
Size: 3-bed, 1.25-bath; unlisted square footage
Price per square foot: Unavailable
The skinny: This is the first of three units in this building that will be on this list. Unfortunately all three listings only have a photo of the exterior, so we have no idea what condition the interiors are in. We should also point out that this is a TIC in a 3-unit building. There's no mention of parking or HOA dues.

8) 1072 Washington Street
Asking price: $699,000
Size: 4-bed, 1.25-bath; unlisted square footage
Price per square foot: Unavailable
The skinny: This is another full-floor flat in the same building mentioned above. The only difference we can tell is that this one's listed as having four bedrooms, not three.

7) 1074 Washington Street
Asking price: $699,000
Size: 3-bed, 1.25-bath; unlisted square footage
Price per square foot: Unavailable
The skinny: This is the third unit in the 3-unit building mentioned above. It has the exact same listing details as the other properties in the building. TIC. No mention of parking or HOA dues.

6) 1350 California Street, #105
Asking price: $659,900
Size: 2-bed, 2-bath; 1032 square feet
Price per square foot: $639
The skinny: Unfortunately this listing doesn't have a single photo (we lifted the screenshot to the right from Google). The listing tells us that it's a ground floor unit that has all sorts of fancy bells and whistles that we would really only appreciate if we could see photos of the interiors. Perhaps that's why this condo hasn't had an offer an entire year? Monthly HOA dues are $618 and there's 1-car parking in the garage.

5) 120 Joice Street, #301
Asking price: $554,000
Size: 1-bed, 1-bath; 728 square feet
Price per square foot: $761
The skinny: This 1-bed, 1-bath condo just took a price chop of $30,000, even though it's only been on the market for two months. What's that usually mean? Motivated seller. Joice is a skinny street that doesn't get a lot of traffic, which means it's pretty quiet. There's new hardwood flooring in the common areas. Monthly hOA dues are $308 and there's 1-car parking in the garage.

4) 1350 California Street, #404
Asking price: $554,000
Size: 1-bed, 1-bath; 986 square feet
Price per square foot: $562
The skinny: It's another unit without photos at 1350 California! The only difference is that this one has been on the market for 567 days without a single offer. Monthly HOA dues are $573 and there's 1-car parking in the garage.

3) 1252 Pacific Avenue
Asking price: $539,000
Size: 2-bed, 1-bath; 1,165 square feet
Price per square foot: $463
The skinny: This is a TIC in a 3-unit building. The unit's a 2-bed, 1-bath full-floor flat, and it oozes charm. It boosts gorgeous period details throughout, including coved ceilings, lots of built-ins and wainscoting, decorative fireplace and refinished softwood floors. Monthly HOA dues are $225 and there's leased parking for $300.

2) 86 John Street
Asking price: $339,000
Size: 1-bed, 1-bath; unlisted square footage
Price per square foot: Unavailable
The skinny: This truly adorable (and tiny) standalone cottage happens to be a TIC connected to the building next door. It's awesome: Gourmet kitchen, new double paned windows, new roof, paint, etc! It also has its very own private patio in the back. Monthly HOA dues are $170 and you can purchase a parking spot for $49,000.

1) 1155 Leavenworth Street, #3
Asking price: $279,000
Size: Studio, unlisted square footage
Price per square foot: Unavailable
The skinny: Earlier this month we wrote about this TIC. You can read the full post here.
