New, 1 comment

Listed for: $2,189,000
Received: $1,890,000
Size: 3-bed, 3-bath; 2,875 square feet
Location: 1572 Shrader Street, Cole Valley
The skinny: We've already spent plenty of time detailing the saga of the Pincus clan's residential real estate here in San Francisco, so take a look at the archives to get yourself up to speed if you're new around these parts. Mark Pincus bought this abode back in 2005 for $2,850,000, which means he took close to a million dollar loss on this property's sale.

Listed for: $1,950,000
Received: $1,900,000
Size: 2-bed, 2-bath; unlisted square footage
Location: 1750 Taylor Street, Russian Hill
The skinny: This unit is within the walls of the Royal Tower, a pretty hard to get into co-op. Monthly HOA dues are a mind-numbing $1,760.47 and there's 1-car parking in the garage.

Listed for: $2,495,000
Received: $2,600,000!
Size: 4-bed, 4.5-bath; 4,141 square feet
Location: 121 Beulah Street, Cole Valley
The skinny: The most expensive sale in the last seven days goes to 121 Beulah, which not only took the top spot, but also got above asking. Described as being on "one of Cole Valley's most coveted blocks," this abode is an excellent example of blending Victorian details with modern living. We'd like to point out that if the "private, legal cottage in back" is one of the most adorable backyard bonuses we've seen in awhile.

Congrats to all the lucky sellers and buyers!
