Weekend Open House Report: SoMa Edition

New, 6 comments

Location: 1234 Howard Street, Unit 2B
Size: 2-bed, 2-bath; 1,295-square-feet
Price: $869,000
Pitch: "Designed by award-winning San Francisco architect Stanley Saitowitz and featured in Dwell Magazine. 2 BR/2 BA open floor plan with floor-to-ceiling windows, sliding glass walls and operable louvers. Gallery like environment. Tech lighting system. Living space designed for entertaining with sliding glass walls opening out to common area. Colorful succulent plants enhance common garden area. This 18-unit building is a rare example of modernism: two simple rectangles that stand beside one another are linked by an exposed courtyard, allowing natural light to illuminate the building. Walking distance of Civic Center, Asian Museum, SF Main Library, Opera, Ballet, Symphony, art galleries, shopping and eclectic mix of neighborhood restaurants."
Our Take: We know that a good portion of San Francisco dwellers are split 50/50 over whether this Stanley Saitowtiz building is the best contemporary structure ever or the ugliest monstrosity ever built. Which is why we like it! Great architecture creates conflict. Our only concern is that this unit, like the others in the building, doesn't have many walls, so a buyer would have to embrace a clutter-free lifestyle. Monthly HOA dues are $433 and there's 1-car parking in the garage.
Open House: Sunday, 2 to 4PM

Location: 1160 Mission Street, #2313
Size: 2-bed, 2-bath; unlisted square footage
Price: $1,998,000
Pitch: "French chic meets SOMA Hip! This ultra-luxury Philippe Strack-style penthouse features an exquisite level of finishes and design, and enjoys breathtaking views of the San Francisco skyline, City Hall, historic landmarks and the Bay. Perched high atop SOMA Grand, this stunning residence enjoys a fabulous location close to the City's world-class, technology and cultural centers, as well as fabulous dining, entertainment and shopping attractions!"
Our Take: We wonder how Philippe Starck would feel if he knew this condo's interior design was associated with his unique and innovative design vision. This SoMa Grand condo would be great for a bored housewife who loves redecorating. Monthly HOA dues are $851.38 and there's 2-car parking in the garage.
Open House: Sunday, 12 to 2PM

Location: 229 8th Street, #1
Size: 1-bed, 2-bath; 1,369-square-feet
Price: $595,000
Pitch: "This large 1369 sq ft loft has 22' ceilings & floor to ceiling windows. The large kitchen has granite counters, stainless appliances with gas range, wood cabinets & sliding glass doors that open onto a private deeded patio w/ storage. There is an in-unit W/ D. The flexible open floor plan allows for a living room, dining area & space for a home office. A full bath with limestone counters and subway tile with a vanity and entry way closet complete the first floor. The second floor features a large room with two walk in closets, a full bath with limestone counters and subway tile with a vanity. There are wood floors throughout the the loft and central heating. There is a one-car deeded parking space with an additional storage unit."
Our Take: This wouldn't be a list of open houses in SoMa if we didn't include at least one loft. Monthly HOA dues are $300 and there's 1-car parking in the garage.
Open House: Sunday, 2 to 4PM
