Weekend Open House Report: Richmond District Edition

Location: 757 11th Avenue, Inner Richmond
Size: 2-bed, 1-bath; 1,572-square feet
Price: $739,000
Pitch: "Beautiful condominium loaded with charm. Just 1/2 block from Golden Gate Park, near the Academy of Sciences and the de Young Museum. Two bedrooms, one with an office alcove, have coved ceilings and double paned windows that look out to the large shared garden. Our Take: The average price per square foot for the Inner Richmond is close to $650, so at $470 per square foot this condo seems like a deal. And it might be, if you are a contractor. Look at that kitchen. Or what appears to be a kitchen. Very awkward layout and there's a severe lack of countertop space and storage. We think it's safe to say it deserves to be remodeled. That said, the rest of the space is absolutely beautiful, and we're seriously digging all the ornate architectural detailing. Monthly HOA dues are a low $300.

Size: 3-bed, 2-bath; 1,694-square feet
Price: $699,000

Our Take: Some will disagree, but we find the color palette really warm and charming. Even weirder: we think this home has soul. We love that it has a working fireplace in the living room. And the only thing separating the home from Golden Gate Park is a neighboring house and Fulton Street.

Size: 4-bed, 2.5-bath; 2,509-square feet
Price: $999,000

Our Take: The gigantic living room is absolutely stunning. And we love that you have great views (sometimes of the Golden Gate Bridge!) from almost every window. The roof deck is totally awesome. Monthly HOA dues are $386.16.
