We fell in love with this Russian Hill condominium and it just became slightly more affordable- depending on your definition of "affordable"- with a price chop yesterday. The grand 2-bedroom, 2-bath full-floor apartment, now asking $4,500,000, also has a skylit third bedroom and third bath in the attic, along with an immaculate but penitential-looking laundry room. Pros: big well-proportioned rooms on the top floor, including a library, in a beautiful c.1913 building in an historic and quiet neighborhood. It's set back behind a high hedge and garden, with the garage accessed on Macondary Lane.
Cons: there's no powder room, the laundry is one flight up in the attic along with the third bedroom. HOAs in the four-unit building are $22,000 a year, with taxes hovering around $50,000. It's not exactly family-friendly, and while it's got good bones and doesn't need much renovation, the pool of buyers is probably limited to well-off couples or singles (or the well-divorced) with a serious decorating budget.
