Weekend Open House Report: Under $500K Edition

You won't find a TIC, short sale or other shortcoming with these properties, readers. This weeks' selection of open houses for your weekend browsing pleasure are all under $500K, and with no strings attached.


Location: 62 A Sanchez Street, Duboce Triangle
Size: 1-bed, 1-bath; 684 square feet
Price: $475,000
Pitch: "Stylish Edwardian condo in appealing Duboce Triangle. Stately, well maintained building with shared garden situated on a lovely tree-lined street. Steps away from restaurants, shops, park, entertainment & transportation."
Our Take: The monthly HOA dues are a very low $166. The unit maintains most of its original Victorian charm with details like a coffered ceiling, large windows, wainscoting and built-in cabinets. The kitchen's been upgraded to reflect our modern needs. The only bummer we can find is that there's no parking.
Open House: Sunday, 1 to 4pm

Location: 720 York, Unit #221, Inner Mission
Size: 1-bed, 1-bath, 555 square feet
Price: $479,000
Pitch: "Great brick-and-timber loft at Bryant Square in trendy Inner Mission surrounded by excellent restaurants. Easy access to freeway and public transportation."
Our Take: The exposed brick and beams are seriously doing it for us and the location can't be beat. The unit's been outfitted with new halogen lighting and maple floors. The recently remodeled kitchen has granite countertops and shiny stainless steel appliances. Monthly HOA dues are $345 and there's 1-car parking in the garage.
Open House: Saturday and Sunday, 2 to 4pm.


Location: 1701 Jackson Street, #704, Pacific Heights
Size: -0-bed, 1-bath; 476 square feet
Price: $499,000
Pitch: "A city pied a terre, investment property, or primary home? Possibilities abound. This bright and inspiring 7th floor unit is tastefully appointed with Brazilian cherry floors, stainless appliances, granite kitchen counters, cherry cabinets and limestone flooring and counters in bath. Enjoy bay views by day, and the twinkling lights of Russian Hill by night."
Our Take: It's the most expensive on our list. And the smallest. That said, it's right for someone. The perks of living at 1701 is that the building's packed with amenities. There's a gym, pool and spa, 24-hour security, onsite management and it's also pet friendly. Monthly HOA dues are a staggering $544.74 and there's 1-car parking in the garage.
