The 10 Least Expensive Properties For Sale in the Marina

New, 1 comment

Our list of the 10 Least Expensive Properties For Sale in Noe Valley was a hit, so we're going to turn it into a regular thing. Each week, we'll go from neighborhood to neighborhood, carefully collecting data so that we can show you where to score your own slice of SF for a reasonable price. This week: the Marina. We'll be zeroing in on properties between Lyon Street and Van Ness Avenue and Green Street all the way to the water. Onwards!

10) 1734 Bay Street, #203
Asking Price: $525,000
Price Per Square Foot: $858
Square Feet: 612
The Skinny: This 1-bed, 1-bath condo has a Mid-Century Modern exterior (built in 1963), which we imagine is nice to come home to everyday. Once inside, though, and it's all carpet and beige and granite countertops. That said, it's a mere two blocks from Fort Mason and a quick jog to the Marina Green. We should point out that the sale is pending. Monthly HOA dues are $280, there's 1-car parking in the garage and there's a strict no pets policy.

9) 2701 Van Ness Avenue, #409
Asking Price: $525,000
Price Per Square Foot: $669
Square Feet: 785
The Skinny: Another property with a pending sale? It's a 1-bed, 1-bath condo on the 4th floor of the Marina Chateau. A big property perk is that this unit's on the quiet side of the building, so you wouldn't have to deal with the noise of Van Ness. Monthly HOA dues are $491 and there's 1-car parking in the garage.

8) 3131 Divisadero Street, Unit A
Asking Price: $499,000
Price Per Square Foot: Unlisted
Square Feet: Unlisted
The Skinny: 1-bed, 1-bath ground floor TIC in a 3-unit building. The listing states (and the pictures show) that the flat overlooks the level, tropical backyard. This unit has been seriously decked out with all the contemporary fixtures and paint swatches you'd ever want. Monthly HOA dues are $105 and there's 1-car parking in the garage.

7) 3037 Van Ness Avenue, #1
Asking Price: $499,000
Price Per Square Foot: Unlisted
Square Feet: Unlisted
The Skinny: This is a 1-bed, 1-bath TIC in a 3-unit building that recently won the SF condo lottery. This unit is a top floor apartment that has a working wood fireplace. There's 1-car parking the garage and monthly HOA dues are $357.

6) 1552 Green Street, Unit F
Asking Price: $475,000
Price Per Square Foot: $1,010
Square Feet: 470
The Skinny: At $1,010 per square foot, this condo is actually quite pricey. Especially when you consider that the neighborhood average is $719. If you want to ruffle some feathers and say this property's actually in Pacific Heights, it's still pricey since Pac Height's neighborhood average is $831. Anyway, it's 1-bed, 1-bath condo with monthly HOA dues of $180 and there's 1-car parking in the garage if you want to pay $250.

5) 2701 Van Ness Avenue, #711
Asking Price: $455,000
Price Per Square Foot: $592
Square Feet: 768
The Skinny: This 1-bed, 1-bath, top floor condo is a short sale. It's been on the market for 295 days and its sale is currently pending. There's 1-car parking in the garage and the monthly HOA dues are $487.

4) 1921 Jefferson Street, #204
Asking Price: $405,000
Price Per Square Foot: $726
Square Feet: 558
The Skinny: "Prime Marina location located near the ST. Francis Yacht Club," says the listing. Ah, Marina residents. This is a 1-bed, 1-bath condo and the terms of its sale is now under auction terms and conditions. Monthly HOA dues are $315 and there's 1-car parking in the garage.

3) 27 A Mallorca Way, Unit A
Asking Price: $389,900
Price Per Square Foot: $866
Square Feet: 450
The Skinny: This would be the first appearance of a studio on this list. This condo is being described as a "contemporary pied-à-terre" and we're going to have to agree. While it's a studio, it's still packed with luxuries like a fireplace, updated kitchen with concrete countertops, radiant flooring in the bathroom and a 7-head shower. Monthly HOA dues are $120 and there's no parking.

2) 80 Retiro Way, #5
Asking Price: $369,000
Price Per Square Foot: Unlisted
Square Feet: Unlisted
The Skinny: This is a TIC studio apartment in a 5-unit building. We're seriously feeling the building and the location, but we're a bit concerned that the unit's only windows are level with the shared deck. We suggest that the buyer invests in some nice window treatments. Monthly HOA dues are unlisted and there's 1-car parking with a leased parking fee of $350.

1) 3190 Scott Street, #303
Asking Price: $277,650
Price Per Square Foot: Unlisted
Square Feet: Unlisted
The Skinny: This 2-bed, 2-bath unit is a below market rate condo. Meaning, buyers must be first-time homeowners and income eligible: A two-person household can make no more than $71,550, three-person no more than $80,500, etc. Monthly HOA dues are $428 and there's 1-car parking in the garage.
