The 10 Least Expensive Properties For Sale in Noe Valley

Our list of the 10 Most Expensive Properties For Sale in Chinatown post was a hit, so we thought we'd do the same for other neighborhoods. This time it's Noe Valley, and we're showing you the top ten least expensive properties currently available on the open market. We'll be zeroing in on properties between 20th and 30th streets and Guerrero and Market Street/Diamond Heights Blvd. Without further ado, Noe Valley's ten cheapest on the market abodes.

10) 227 Valley Street
Asking Price: $739,000

The Skinny: Like many others we'll be sharing, this condo's sale is already pending. But fret not, nothing's certain until the deal is sealed. This is a 3-bed, 2-bath, top floor condo. The shared front and back yards were designed by landscape artist Jane Moyer. Monthly HOA dues are $300 and there's no mention of parking.

9) 1412 Diamond Street
Asking Price: $729,000
Price Per Square Foot: Unavailable
Square Feet: Unlisted
The Skinny: From the listing we learn that "the seller is providing plans that will expand the property to a 3/BD 3.5/BA home approximately 2000 square feet." Currently it's a single-family home with two bedrooms and one bathroom. The garage is huge.

The Skinny: This 4-bed, 2-bath home is a definite fixer-upper, so don't put in an offer unless you've got a good amount of cash to sink into the place. We should point out that its sale is already pending, and it's only been on the market for 13 days. But c'mon, it's a four bedroom house that's half a block from the Douglass Playground in stroller-loving Noe Valley. Of course its sale is pending.

7) 64 Valley Street

The Skinny: This is a 2-bed, 1-bath condo on the top floor of a 3-unit Victorian. The attic is deeded to the condo. Monthly HOA dues are $250 and there's no mention of parking.

The Skinny: 14 days on the market and its sale is already pending. This 2-bed, 1-bath condo's location is being described "close but not too close to the great shops and restaurants." There's a "very tiny" outdoor space, and staircase access to the roof. Monthly HOA dues are $100 and there's 1-car parking in the garage.

The Skinny: This is a 3-bed, 2-bath unit is a tenancy in common, so be careful and make sure your agent is skilled in that area. There's 4 other units in the 2-story building. Monthly HOA dues are $285 and there's 1-car parking in the garage.

The Skinny: This is a 1-bed, 1-bath, top floor TIC. We should point out that this building won the condo lottery and is "well along in the condo conversion process," so there's that. We're seriously swooning over the vintage kitchen with its checkered black and white floors. Monthly HOA dues are $130 and there's 1-car parking in the garage. This unit's been on the market for 245 days.

The Skinny: The least expensive property currently on the open market in Noe Valley goes to unit #4 at 1485 Church, a 1-bed, 1-bath TIC. While we understand that the TIC buying process can be a bit tricky, we should mention that this apartment is drop dead gorgeous. Perhaps that's why its sale is pending. There's monthly HOA dues of $225 and 1-car parking in the garage for a leased fee of $250.
