Ground Floor Yet Still Charming

We know that this 2-bed, 2-bath condo in Pacific Heights is on the ground floor and we are still writing about it. Why? Because we find the building rather charming. We do wish the unit itself got more light, but that's what Lafayette Park is for, a mere two and a half blocks away. Inside, there are well-sized (but carpeted) bedrooms, a washer and dryer, and simple but nice bathrooms and kitchen. It boasts of "garden views" but said garden is not necessarily shared with the rest of the building (unless you're an daring young homeowner who likes to climb out of windows). It's $675,000 for not a TIC, not a studio in Pac Heights, and the sellers are already taking a hit after purchasing it for $712,000 in 2005. HOA fees are a perfectly reasonable at $176, but don't include parking. Will 2011 be a better year for this condo? Or will it's lower-floor status keep it on the market?
