This 2-bed, 2-bath in Noe Valley caught our eye with its thoughtful use of color and preserved details from 1895. The owners are asking $749,000 for a whopping 1,484 square feet, and at $505 per square foot, it comes in well below the neighborhood average of $625. What's included in all that room? Upstairs, you've got a nicely updated kitchen and a living room which opens up onto its own balcony. On the lower floor, we have storage space and a bonus room with its own bathroom, which if we were feeling generous, we'd say qualified as an additional bedroom. The few faults we could find were that it is probably the lower of the two units, meaning you'll never really get out of hearing your neighbors walk around on all that beautiful hardwood in heels. Additionally, there's no parking on the premises, which is kind of a bummer, but we hear some people just park on the Dolores median if they don't want to lease for $225 per month. HOA fees come in at $400 a month and probably cover the lovely backyard we think is just begging for sunny Noe Valley weather and cool adult beverage or ten. So when you're having your first garden party in your new fancy flat, think of us, won't you?
