The Under 500 Club is Curbed SF's exclusive members-only support group for those shoddy, poorly-staged homes (if at all!) languishing on the market for under $500,000. It's a sad state of affairs out there, San Francisco. All sad sacks and shitboxes should appeal to the Curbed SF inbox.

Where: 1471 A McAllister, Alamo Square
How Much: $449,000
Note: This "charming" ground floor condo makes up for its low ceilings and lack of light with some unique features. Namely, a sliding barn-like door, exposed brick, and what looks like some sort of bunker-turned-courtyard. Although def not for everyone, we find the overall effect oddly appealing. Charming, indeed.


What: 1 bedroom, 1 bath, detached cottage TIC
Where: 264 Mullen, Bernal Heights
How Much: $449,000
Note: Another charming home, the detached cottage at 264 Mullen is offered on its own or as part of a two-unit building. The square footage isn't listed but you can be sure this thing is tiny. It looks like the gorgeous, densely planted courtyard (exclusive use!) is at least as big as the cottage itself.
