PriceSpotter Reveal: Sweet and Savory at 217 Cole

New, 2 comments

PriceSpotter is Curbed's asking price guessing game. We provide you with some details and pictures from a listing, and you take a crack at the price in the comments. Wednesday reveal. And hey, cheaters never win, and winners never cheat!

This TIC at 217 Cole is all buttery goodness on the outside, and on the inside? Minty fresh. To the details:

As you may recall: 217 Cole is a 2 bedroom, 2 bath creamy-sweet Victorian in Hayes Valley renovated with the works and host to roof deck, garden and one-car parking. This TIC clocks in at a hefty $875,000, making it $725 per. Yes, apparently someone is still optimistic in this market. The winner this week is rubiesf, with an extremely astute guess -- and by far the highest in the field -- of $860K. "Whopping" indeed. As many astute commenters pointed out, however, its status as a much-loathed TIC (yes, you can still get loans for those, but they'll cost you quite the pretty penny) calls that high price into question. If you list it, will they bid? Yeah, not so much. We foresee a pricechop in 217's future.
