Grazie mille to the tipster who sent us these recently released renderings of 1285 Sutter Street, the mixed use retail/ residential building that developers Bay Rock Residential hope will "revitalize the architectural environment" of upper Van Ness. San Francisco architects Christiani Johnson have been called in to manhandle the 15,000 square feet of street level retail space and the 107 "large urban homes" (approximately 1,055 square feet, big for that area). Residents and city planners are reportedly enthusiastic about the project, whose "[Design] vocabulary will reflect and iconic structure with a completely modern style." Tall order there, icon. Bonus: a "gourmet national grocer" will occupy an above-ground floor site— rumor has it that a new Trader Joes is en route. Brace. Hard.
