We thought we'd heard them all, then along comes New Value Pricing, a euphemism not previously encountered here at Curbed SF.
A very sweet house in Ashbury Heights, just not worth the $2,100,000 originally asked. Kitchen and baths need updating (one bath done w/o permits, no half-bath on main level) and the renovations from the 80's could use some rethinking. Flip side? The back of the house looks like a shingled Marin cottage, with great views and decks and a lovely small garden. Big garage, plus the house is detached on one side with ample access to the back from the street. On a beautiful, quiet street which doesn't quite dead-end. Instead it circles around a small park and monument celebrating the geographic center of San Francisco. On the market almost 90 days.
