On The Market: "Photos Can't Convey" 1221 Harrison Street

"Photos don't convey [the unit's] distinctive elements" of oh-so-photogenic 1221 Harrison Street #10, according to its listbabble. So if you don't like what you see, its the photog's fault? Apparently so. Previously, we've looked at unit #6, an apartment-turned-salon-turned-apartment in the same building that was listed at $795,000. Although #10 doesn't have as much unique character as #6, it offers approximately 200 more square feet of space (1,676, to be precise) for $10,000 less. Is the trade off worth it?

Who doesn't have a spare $10,950,000 these days? Get it together, people. 2151 Green Street is a cavernous 6 bedroom, 5 bathroom, 6,800 square foot manse— pardon us, "stately Edwardian residence"— built by mining mogul F.W. Bradley in 1915 and designed in the "Neo-Georgian" style with "Beaux-Arts" detailing (or, for the layman, an obscene amount of crown molding and polished wood surfaces). Another round of Clue, anyone? Or better yet, Monopoly.

On the Market: Half-Truths on Ankeny Street

Where's Ankeny Street? Yeah, us too. Facts first: 110 Ankeny Street is listed as a 3 bedroom, 2 bathroom, 1,302 square foot home in Visitacion Valley. And it costs $799,000. $706 per. Could be worse, sure— even in V.V. Let's read deeper into this listing: This home was originally built as a 3 bedroom, 1 bathroom above a two-car garage. Now, however, the owners have sealed off the garage so that the home actually features 4 bedrooms, 2 bathrooms, two kitchens, and an office. "Legality of these rooms may not be warranted." So, in other words, we've got an illegal inlaw unit. Which means that an enterprising homeowner could, conceivably, risk renting out the aforementioned unit— or deal with the huge hassle of bringing a house up to code while wrangling a rather horrific interior at the same time. Worth the hassle?

Neighbor Rant: No Kumbaya in Noe Valley

Sweet, sweet vindication— we're here to give it to you, disgruntled neighbors all. 178-180 Randall Street are two lovely condominiums situated in the ever-idyllic Noe Valley. Family values all around: 178 features 2 bedrooms and 2.5 baths on 2 levels. Decks, private garden, one car parking; 1440 square feet, $1195,000 asking. 180 is a 3 bedroom, 2.5 bath, 2-level condo with a "sitting room," office, and one parking space. 2103 square feet, $1,595,000 asking. Lovely. A neighbor scorned during construction? Not so lovely. Viva the power of the blog:

I've lived next door to this house while they've renovated it for the last year (suffering the dust, horrid noise, asshole contractors [seriously, one of them actually swore at me], hijacking of parking spaces, etc etc) only to find that the second it was finished, they (of course) slapped a for-sale sign on it. Somehow the idea that at least they were building their dream home made it more bearable. Alas.

Both units feature 3 bedrooms, 3 bathrooms, and its own parking space; tricked out kitchens, jacuzzi tubs... you see where we're going with this. The building is solar powered— that, coupled with the roof deck views of Ocean Beach and fully landscaped garden, should be enough of a gesture toward environmental consciousness to ease the minds of any liberal guilt-ridden San Franciscan. Prices aren't so bad: 1825 is listed for $825,000, while 1825A stands at $869,000 asking.

On the Market: Catch a Lift at 1230 19th Avenue

On the market, but not the MLS: A super sleuth tipped us to 1230 19th Avenue, a 3-condo building in the Sunset that stepped on to the dance floor in May. After snooping through City records, our reader reports that the place has been owned by the same party since 1994— we're thinking SFBO. The Board of Appeals was also involved in some permitting process that began in 2002— we're thinking renovation. Note that 1230 also sports a car elevator. Fun! To the deets:

Given that it's Monday at all, we've elected to simply skim the text; we've grown bored of compulsive capitalization and phonetic spelling. What we cannot and will not accept, however, is the conspicuous absence of interior photographs in this listing. A couple of fluff shots of the bridge and fireworks— they've been banned, after all!— are not enough to warrant the dispatching of a Curbed operative, let alone an actual buyer. Before we begin our deep analysis of 1433 34th Avenue home, we simply must deliver a PSA to both sellers and agents. Sellers, two words: Home. Staging. Look in to it. Embrace it. Pay for it. Agents, two for you: English. Language. Embrace it. Employ it. (In the interest of solidarity, we promise to do the same.) 1443 is a 4 bedroom, 3 bathroom home with: "Ocn Vus!Stunning Cent.Snst hm filled with old world charm & completely updated! ... Ceilings do look a bit low, and the kitchen and bathrooms are in want of some work. The windows, however, prompt a pang of hope in our weary hearts. Yours?
