On the market now is of the largest plans in The Gramercy, Nob Hill's mid-rise condo tower that sits just across from Grace Cathedral and Huntington Square, on California Street. 1 bedroom, 1 bath, 1,056 square feet and HOA dues of $925 / month. As for the actual asking price, there's a little discrepancy on that issue. The MLS has it listed at $799,000, noting a recent $150,000 price reduction. However, Sotheby's prices it at $815,000. Not a huge difference, but nevertheless— are we looking at an outdated listage, or an additional price chop?

Late last May, the five bedroom home at 2542 Fillmore Street hit the market at $4,995,000, which we found a bit high given that it was listed at less than half that price two years ago. As we all know, we're living in strange times on the RE front— the market has spoken, as it were, and it vehemently disagrees with us: 2542 Fillmore's asking price has risen to $5,250,000, surely positioning it as a future PriceChopper. What say you then? Has the market driven the price to absurd heights or is $5.5 million still a deal?

Thanks to the reader who tipped us off to the choptastic 224 Twin Peaks Boulevard: Purchased in 2007 for $1.36 million, 224 was listed a mere two weeks ago at $1,395,000. Alas, such prices are not meant to be in this market— the PriceChoppers did their thing, slashing almost $150,000 from the initial asking price. New price: $1,249,000. We're guessing there are a few people who aren't too happy about this deal, so someone might as well take advantage of their misfortune, right? Isn't that how this crazy game is played? How savvy you all were to realize a rip off when you saw one: This week's Price Spotter, 1081 Church Street, has already been chopped. All all of your initial guesses came in well below the original $1,450,000 listing price— Think this chop was enough, or will we see 1081 on the block again in a few weeks?
Remember Engine Company #33, the labor of love-turned-home by a couple of local fire buffs? Originally set at a prix d'hommage of $3.3 million, the fire house and business—and yes that includes that kick-ass vintage fire truck— has been taken down a rung to $2,900,000.
