This week's PriceSpotter, 2080 Castro Street, is on the market with a listing price of $1,890,000. Apparently, the lack of professional photography wasn't the only thing working against this single family home. Two anonymous guessers tied: Readers of few words, our winners each guessed $1.9 million, with no further comment or criticism. This week's high came in at $2.2 million and the low at $1.35 million— most fell within the $100,000 mark, making us think that Noe Valley has become too predictable for our dear PriceSpotters. We like this week's PriceSpotter entry for its honesty: No wide angle lenses or slick professional lighting were used for this home at the corner of Castro and Duncan in Noe Valley. This week we looked at a Noe Valley home that, while not the most attractive we've seen in the area, makes up for its slightly awkward spaces and wall-to-wall carpeting with plenty of light, a huge garden, and 2,696 square feet of space. To recap, 1360 Dolores Street is a 3 bedroom, 3 bathroom home with attached studio and plenty of outdoor space — complete with hot tub. We're thinking you guys have Noe Valley pegged, as the guesses were all pretty close this week. So close that accusations of Googling were made and quickly debunked (we won't name any names). Low guess: $1.795 million. High guess: $2.1 million. Actual listing price: $1,885,000. Taking home this week's PriceSpotter no-prize is Curbed SF reader Shibi with an incredibly close guess of $1.87 million. Right price?

Sweet, sweet vindication— we're here to give it to you, disgruntled neighbors all. 178-180 Randall Street are two lovely condominiums situated in the ever-idyllic Noe Valley. Family values all around: 178 features 2 bedrooms and 2.5 baths on 2 levels. Decks, private garden, one car parking; 1440 square feet, $1195,000 asking. 180 is a 3 bedroom, 2.5 bath, 2-level condo with a "sitting room," office, and one parking space. 2103 square feet, $1,595,000 asking. Lovely. A neighbor scorned during construction? Not so lovely. Viva the power of the blog:
I've lived next door to this house while they've renovated it for the last year (suffering the dust, horrid noise, asshole contractors [seriously, one of them actually swore at me], hijacking of parking spaces, etc etc) only to find that the second it was finished, they (of course) slapped a for-sale sign on it. Somehow the idea that at least they were building their dream home made it more bearable. Alas.NIMBY, or not? >>
