Going to hell in a hand bag? Apparently so. 6118 California Street #C— one of three units that now sit on the site formerly occupied by the Black House, personal home to Church of Satan founder Dr. Anton LaVey (a.k.a. "the black Pope")— has exorcised $100,000 dollars' worth of demons in the past month, spiraling down to $599,000 from its $699,000 listing price on January 30th. Wouldn't it be curious if #C became the condo H.Q. for LeVay's second coming? How modern. How meta!

Curbed SF Price Choppers!: 682 & 684 15th Avenue

Do we smell a foreclosure? Or, maybe just a quick (and desperate) flip? 682 & 685 15th Avenue, in the Inner Richmond, are two TIC units: 2 bedrooms, 1.5 baths each. All remodeled— sunroom, kitchen, laundry, built-in dining room cabinetry (neat!) and a fireplace. Shared yard, storage, garage. We see a lot of design potential here for those unafraid to step outside of the white cube. Now, on to the prices— this is where it gets interesting. No. 684 is up for $824,000. Fine (though we should note that square footage figures are not listed). No. 282, however, proves a bit more curious: This kitten's up for $874,500 now, but sold a mere five or so months ago (Ed. note: In September actually, as per Redfin) for $1,325,000. Huge diff. A $450,500 depreciation in value over a single quarter (and change)? No way.

Deets: 723 Bay Street seems to have it all: A patio with Bay views, large spaces with lots of light, great finishes, parking, and an open beam ceiling. But something's up...no one's buying and the price keeps dropping. The two-bedroom townhouse unit with inlaw was on the market back in October for $2.15M. Is this just a sign o' the times? Is there some undesirable element cleverly concealed from the listing photos? Or was it just plain overpriced to begin with?

Deets: Number 73 Miguel was chopped last week, and now it's little brother's turn. On the market since November, the oh-so-modern 2,890 square foot Glen Park home made it's debut at just under $3 million. Offering an impressive 4 bedrooms, 3.5 baths, and 5 — count 'em 5 — decks, 71 Miguel also comes with astounding views of the city...BUT it's located in the middle of Section 8 turf, so you might want to put your wallet in your sock when walking home. Might this just be a contributing factor to the chop?

Price Choppers: Dwell's Silver Lake Twins

At the end of October, we gave you a preview of Dwell's latest trophy pre-fabs, the Silver Lake Twins, an LA duo designed by New York-based Resolution:4 Architecture and manufactured by Empyrean. (We usually stay to ourselves here in NorCal, but given the local Dwell love, we're making an exception.) The Twins have yet to be built; the sale of both properties is a "land plus plans" deal, meaning that buyers will own the land only, including the rights to contract with Empyrean and Res:4 to finish the design and construction of their dream Dwell home.

In less than two months, the prices on these plans have fallen dramatically: 3422 Fernwood Avenue is the Alpha house. First listed at $349,000, it's price has now dropped to $295,000; its 7,362 square foot is slated to hold a 2,600 square foot, 3 bedroom, 3 bath home. A smaller, 3 bed/ 3 bath floor plan at 3426 Fernwood Avenue was on the market for $337,000; its price has fallen to $275,000. Opportunity is knocking ...

900 Bush #807: A Slip Of The Fingers, A Property Lingers

extra-0.JPG Wow, a "price reduction" — only $6,250,000 for a 925 sq. ft, one bed, two bath condo in a high rise. Not so fast— it's just a sleight of hand. 900 Bush St No. 807 was originally $659,000, so we can only assume this craigslist ad means it's been taken down to $625k. It's been on the market for about 6 months, so the almost 850% increase is surely an error. Gotta watch those extra zeros, folks. And while we're at it, WHY USE ALL CAPS? IS IT A CRAIGLIST THING? (Granted, perhaps bloggers shouldn't be throwing accuracy stones, but we're not asking for hundreds of thousands of your dollars, either . . .)

Price Chopper: 590 Lisbon Street

When we brought 590 Lisbon St. to your attention a little while ago, we asked "Is the location too far out there?" We guess so— the price on the property, which seems quite fetching, has dropped by $50k to $729k. That's about 6.5%, and makes what we thought a decent possibility for a first-time buyer (young DINKs, perhaps) even more palatable.

The property last sold in 2003 for $590k. The 2,500 sq. ft lot includes a garden; the house is a 1,310 sq. ft, two-level property. $556 per square foot. The views are lovely. We'd think it's about a half-hour commute to downtownfrom this Excelsior property on public transportation (if MUNI is in a good mood, that is). One industry professional we spoke with believes that during the summer this place would have been snatched up quickly. C'mon— is the Excelsior so bad? Or is there something we're not seeing here?

Price Chopper: Save $197K in Corona Heights

Master of your Universe? Recently singled? The aqua stucco showplace at 438 Roosevelt has been reduced 7%, down to $2,798,000, and is just waiting to be accessorized with babes of either (or both) sex. Double-height living room with a glass staircase made for dancing, media room with banquette. Elevator from the garage to the kitchen, although, sadly, not to the master suite, where it's surely most needed. Built high enough to have great views even though it's on the wrong side of Roosevelt Way. And yes—still the most expensive two-bedroom house currently on the market in San Francisco. While this one is graced by a neighbor's magnificent Norfolk Island Pine, Araucaria heterophylla, the hot tub and stripper poles remain conspicuously absent.

Wednesday Price Chopper: Wax On, Wax Off

75 Mountain Spring: When every fiber of your being screams "Beverly Hills" but the Fates have doomed you to endless karate lessons in San Francisco. Features of this swank Clarendon Heights house include a

...'Dojo' room perfectly suited for martial arts, home gym, theatre room, table tennis etc. and many other areas perfectly suited for large family living.
Perhaps the Dojo was an afterthought. Originally built in 1932, the once-classic Spanish house sold in 1998 for $1,845,500 and was renovated. Sold again in 2000 for $3,300,000 and renovated yet again. Like one of those women who's had so much work done they look vaguely familiar but you can't quite place them. Has been on and off the market recently- we seem to remember an asking price north of $6M- but most recently $5.6M. Off the market for a while, now back again and yours for $5,499,000. No surface left untouched. Leave your shoes at the door and prepare to bow deep.

Tuesday PM Price Chopper: You Save $504K!

56 Clarendon Avenue: A pink stucco house on the view-side of Clarendon Avenue, circa 1947. Although the house retains some vintage stainless steel details, time and renovations have not been kind. The living room decor is faux-Georgian paneling crossbred with Mexican tiles. The plan is confusing and difficult-to-maneuver, with narrow, twisty staircases and an interior layout that shifts from from right angles to pie-shapes, resulting in oddly shaped rooms and funhouse hallways. We'd like to call this a teardown, but since we can't tear anything down anymore, let's just call it a huge renovation job. Almost nothing worth keeping, except the jaw-dropping view from the Headlands to Mt. Diablo. Potentially nice garden that's five stories below street level with no direct access. No elevator. On a double lot. To put the new price in perspective, there's a vacant double lot for sale on Buena Vista West for $2.8M without the view or a house. So yes, if you have an extra $1.5M for renovations and two years to spare, buy it. New agent, new price- was $2,999,999, snap it up for $2,495,000.
