The building formerly known as Giftcenter and Jewelrymart (what's with the word mashing?) — and now known creatively as 888 Brannan — got a lucky break when the city's new Eastern Neighborhoods plan was passed. Formerly zoned as PDR, which limited them to production, distribution, and repair uses, the SoMa building can now go "urban mixed-use." Which is probably a good thing, considering the current go-to site for wholesale jewelry and gifts is standing at 60 percent vacancy. The former National Carbon Co. building, built in 1912, is going to get $10 million worth of upgrades from owner ScanlonKamperBard to prepare it for ground-floor retail and office spaces, with a new lobby and atrium. The people handling retail leasing for the site sound pretty excited: "Outside of Union Square, it is the most productive retail district in the city. If you start adding it up, it's insane."
