Open House Report: Russian Hill Summit

Get ready. It's not everyday we get to see an exceptional house on the Russian Hill summit. And it's not any day- it's a two-hour window this Sunday to see 1071 Vallejo (above) house by Charles Whittlesey, from San Francisco's golden age of Arts & Crafts design and the First Bay Area Tradition. It's $5.85M, possibly over-renovated, and on the market for 320 days (this may be the first open house.)
A perfect excuse to stroll around one of the great San Francisco neighborhoods. There's a walking tour from Russian Hill neighbors to print out and take along: Willis Polk, Joseph Esherick, Charles Whittesley, Julia Morgan, Robert A.M. Stern and a number of anonymous builders put their mark on this urban hilltop. Also open, a spectacular condo at 1 Florence priced at $3.2M and worth seeing if only for it's numerous price cuts ably chronicled by Socketsite. And looming over it all, the eponymous Summit at 999 Green Street, an immense poured concrete and 1963 glass tower by Claude Oakland that put the final nail in Joe Eichler's career as a builder. House has been open before. We saw it months ago when the price was at $6.5m.
Price has dropped from $6.5m to $5.85m and needs to drop another million to make it worth it. A friend said, "But it's on the best block on Russian Hill!" when I told him how overpriced I thought the place was. For that kind of money I expect an uninterrupted view of the GGB. This house's view is cut into bits by buildings further east. (See pic#14).
Loads of built-in shelves, suitable for the writers and readers amongst us. The murals in the child's room are delightful. Plenty of room. Parking. But $5.85m? Overpriced.
Current owners aren't hurting for money and don't seem like they urgently want to sell. Purchased for $3m in October 1998, according to PropertyShark. Extensively rehabbed. Couldn't rehab that view though.
